Steps to Conduct a Land Title Search
- 1. Make a Written Request: Draft a formal request addressed to the Commissioner Land Registration/Registrar of Titles. Include details like the type of land (Mailo, Freehold, Leasehold), county, block and plot number, and folio number.
- 2. Submit the Application: Submit your application at the Office of the Commissioner Land Registration.
- 3. Pay the Required Search Fees: Ensure that the fees are paid at the designated bank and keep the receipt for reference.
- 4. Receive the Search Certificate: After three working days, you will receive a Search Certificate endorsed by the Registrar of Titles, confirming the status of the land.

With the government’s launch of an online portal, you can now verify land titles digitally. This platform allows the public to check the validity of land titles conveniently.
